How much does epoxy flooring cost in Fulshear, TX? +
Installed cost depends on the system and the size of your space. Solid color epoxy: $3.50–$5.00/sq ft. Decorative flake: $4.50–$6.50/sq ft. Polyaspartic: $6.00–$9.00/sq ft. What exactly is included in your quoted price? +
Everything needed for a complete installation: diamond grinding to a CSP-3 profile, polyurea crack fill on all existing cracks, a moisture-tolerant primer, the color base coat, polymer flake broadcast (if chosen), and a clear polyaspartic topcoat. No hidden add-ons or surprise line items at the end.
Is epoxy flooring worth it compared to concrete paint? +
Yes, significantly. Concrete paint is a topical film that sits on the surface — it doesn't bond chemically to the concrete and typically peels within 1–3 years in Texas heat. A properly installed epoxy system penetrates and bonds to the slab, and lasts 10–15 years with basic care. The per-year cost is actually lower.
Do you charge for the estimate? +
Never. On-site estimates are always free. We come to your home, measure the floor, inspect the slab for moisture and cracks, and give you a firm written quote before we leave — usually same day.
Why does my neighbor's quote look so different from yours? +
Most price differences come down to prep. A contractor who skips diamond grinding and goes straight to coating will give you a much lower quote — and a floor that peels within a year. Our price always includes a full grind, crack fill, and primer. Ask any contractor you're comparing us to specifically what prep steps are included in their price.

02 — The Process

What to expect.

From estimate to cured floor — step by step.

How long does installation take? +
Most residential garages take one full day (6–10 hours). We typically start grinding at 7–8am, let the slab air out, apply primer, color coat, and flake, then seal with the clear topcoat before leaving in the afternoon. You walk on it the next morning. Do I need to move everything out of my garage? +
Yes — completely. The grinder needs to reach every inch of the slab, including along walls and in corners. That means cars, shelves, cabinets, bikes, tools, and any stored items need to be out. We'll remind you the day before scheduling, and we can help advise on what to do with wall-mounted shelving if it's anchored to the floor.
How long after installation until I can use my garage? +
Light foot traffic the next morning. Furniture and boxes back after 24 hours. For vehicles: 24 hours with polyaspartic, 72 hours with epoxy. The longer wait on epoxy is for the topcoat to fully cure under the high-heat/pressure points where tires make contact — walking is fine before that.
Do I need to be home during the installation? +
Not necessarily. Many of our customers leave after we start and return in the evening. You'll need to be there at the start so we can review the plan and confirm the coating choice, and it's helpful (but not required) to be available when we finish so we can walk you through care instructions. The most important thing is that the garage is fully cleared when we arrive.
Is there a smell during or after installation? +
There is an odor during application — similar to fresh paint but stronger. It dissipates within 24 hours. We recommend keeping the garage door open for ventilation during the install day and leaving it cracked overnight. Polyaspartic has a noticeably lower odor than solvent-based epoxy systems.

What's the difference between epoxy and polyaspartic? +
Epoxy is a two-part (resin + hardener) coating that cures in about 72 hours. It's cost-effective but can yellow under UV and soften under sustained high heat. Polyaspartic is a newer chemistry that's UV-stable, cures in 24 hours, and handles higher slab temperatures — making it the better choice for Fulshear garages that get direct sun. What color options do I have? +
Decorative flake: 40+ standard blends (gray tones, earthy blends, neutral flakes). We carry sample chips you can take home to compare against your garage walls. Solid color: full RAL color chart available. Custom colors are possible with a lead time. The most popular choice in our service area is a gray/charcoal flake blend, followed by a light gray/tan warm blend.
Is decorative flake slippery when wet? +
No — it's more slip-resistant than plain concrete when wet. The texture from the broadcast flake and the non-slip additive we put in the topcoat gives it a grip similar to fine sandpaper when wet. We can add more anti-slip aggregate if you want extra texture for a patio or outdoor space.
Can you coat over existing epoxy? +
Sometimes. If the existing coating is still well-adhered, in good condition, and the right chemistry, we can sometimes coat over it after light prep. More often, peeling or failing epoxy needs to be fully ground off first, which is factored into the estimate. We'll assess this on the site visit.
What is a metallic epoxy floor? +
Metallic epoxy uses metallic pigments swirled into the wet coating to create a marbled, three-dimensional effect — each floor is unique. It's a premium finish popular for showrooms, gyms, and upscale garages. We offer metallic systems; pricing starts around $8–$12/sq ft installed due to the additional skill and product cost.

How long does an epoxy floor last in Fulshear, TX? +
A properly prepped and installed system lasts 10–15 years before any touch-up under normal residential use. The factors that shorten that: poor concrete prep (skipped grinding), no moisture primer on vapor-heavy slabs, and using retail-grade 2-part kits not formulated for Texas heat. Will my floor fade or yellow in the Texas sun? +
With a polyaspartic or UV-stable topcoat, no. UV degradation (yellowing) is a known issue with certain epoxy formulations that aren't UV-stable. We seal every floor — regardless of base coating type — with a UV-stable polyaspartic topcoat specifically to prevent yellowing. Solid color epoxy bases can still shift slightly in direct sun over years; decorative flake hides this better than solid colors.
What can damage an epoxy floor? +
Battery acid and transmission fluid are the most damaging common garage chemicals — clean spills within 30 minutes. Sharp impacts from dropped tools can chip the topcoat; these are repairable. Hot tire pickup (rubber sticking) is rare with polyaspartic topcoats but can happen with thin epoxy-only systems in summer heat. We use a minimum 3-mil topcoat to prevent this.
How do I clean an epoxy garage floor? +
Routine: sweep or leaf-blow debris, mop with a diluted neutral cleaner (Simple Green or similar, no bleach). For oil spots: degrease and scrub with a stiff brush within a few hours of the spill. Avoid citrus-based cleaners and anything with a pH above 11 — they can dull the topcoat over time. Annual or biannual damp mopping is usually sufficient for most garage use.
Do you offer a warranty? +
Yes — 5 years against peeling, bubbling, or delamination under normal residential use. The warranty covers our workmanship and the installed system. It does not cover damage from chemical spills (battery acid, strong solvents) or impact damage. We stand behind every job we do; call us if you ever have a concern.

Yes — both are among our most active neighborhoods. We also serve Cross Creek West, Tamarron, Jordan Ranch, Polo Ranch, Weston Lakes, Katy, Richmond, Cinco Ranch, Pecan Grove, and all surrounding Fort Bend County areas within roughly 15 miles of central Fulshear.
Why does moisture keep coming up through my garage floor? +
Fulshear sits on Beaumont clay, which holds water well and stays damp year-round. Moisture vapor transmits up through concrete slabs — especially newer slabs that haven't fully dried. This is one of the main reasons big-box epoxy kits fail here: they don't include a moisture-tolerant primer, so vapor pressure pops the coating off the slab from below. We moisture-test every slab before we start and use the right primer for the reading.
My garage slab is only 2 years old — can I still coat it? +
Yes. Many of our customers have newer slabs in Cross Creek Ranch, Fulbrook, and other recently built-out neighborhoods. The key is moisture testing — new slabs tend to run higher vapor readings, which we account for with a moisture-tolerant primer system. As long as the concrete has cured at least 28 days, we can coat it.
The clay soil is making my slab move and crack. Will epoxy hold up? +
Yes, if the cracks are filled properly. Fort Bend County's expansive Beaumont clay causes almost every slab to develop hairline cracks over time as the soil swells and contracts seasonally. We fill all cracks with flexible polyurea (not rigid epoxy filler) before coating — flexible fill moves with the slab instead of cracking again under the coating.
