UV-stable. Fast cure — vehicles back in 24 hours. Handles 130°F slab temperatures common in Fulshear summer garages. The coating we recommend for any sun-exposed garage in Fort Bend County.
Polyaspartic is a type of aliphatic polyurea floor coating that was developed as an improvement over standard epoxy in temperature-sensitive and UV-exposed applications. It cures significantly faster than standard epoxy and does not yellow or degrade under direct sunlight — making it the preferred floor coating for garages in hot, sunny climates like Fulshear, TX.
Unlike water-based or solvent-based epoxy, polyaspartic is a 100% solids coating with excellent abrasion resistance, chemical resistance, and UV stability built in at the chemistry level rather than achieved through a UV-stable topcoat applied over a non-UV-stable base.
Polyaspartic systems can be applied as a stand-alone coating or as a topcoat over an epoxy base coat. In our Fulshear installs, we typically use a polyaspartic topcoat over an epoxy or polyaspartic base with decorative flake broadcast in between.
Standard epoxy yellows with UV exposure — a cosmetic failure that happens over 2–5 years in garages that get afternoon sun through the door. Polyaspartic is chemically UV-stable and maintains its color and gloss for the life of the floor.
Fulshear garage slabs reach 120–130°F on July and August afternoons. Standard epoxy can soften and become tacky at those temperatures. Polyaspartic maintains its hardness and integrity across the full Texas temperature range.
Vehicles can return to the garage in 24 hours with polyaspartic, compared to 48–72 hours with standard epoxy. If you can't have your vehicles out of the garage for 3 days, polyaspartic solves that problem.

Polyaspartic systems run $6.00–$9.00 per square foot installed — roughly 20–30% more than standard epoxy. Most 2-car garages (400–550 sq ft) land between $2,400 and $4,000 for a fully installed polyaspartic system including diamond-ground prep, crack fill, base coat, flake broadcast, and polyaspartic topcoat.
Whether the premium is worth it depends on your garage's sun exposure and how long you plan to stay in the house. We'll give you our honest recommendation during the estimate — we don't default to the more expensive system to pad a ticket.
